Year In Review

Happy New Year from your Board of Directors! We hope this newsletter finds you in good health. The Board is excited to let you know of all the updates on Homeowners Association (HOA) activities and scheduled events in the coming year.

The persistent Covid-19 pandemic required changes for our community, including meetings since March of 2020 conducted on Zoom, the annual election conducted by mail-in ballots and both the Annual Meeting and Annual BBQ events cancelled. We remain hopeful that future meetings and events will get back to in-person activities later this year.


President’s Two Cents - A Penny for Your Thoughts

I think that most of us who are part of the Valley Ranch community became owners in this area for the splendor of all that surrounds us, and to Valley Ranch in particular because of the conspicuous sense of community. Since its development in 1992, common interests in the integrity and overall appearance and feel of Valley Ranch have made this small enclave a desirable place to live.

Valley Ranch was created as a Standard Subdivision Development and the neighborhood is governed by CC & R’s and Bylaws. These governance were created, modified, and enforced to ensure that Valley Ranch remains a great place to live. Many of our residents have served or are serving not only on Valley Ranch Homeowners Association Board, but also its various committees.  These people are your neighbors and voluntarily contribute their knowledge, time, and efforts to keep our community what it was and is intended to be.

Sincere and heartfelt thanks to all volunteers, past and present, who generously and graciously donated their valuable expertise, knowledge and time to the betterment of our community.

Board and Committee Positions-Valley Ranch Needs YOU!

Three of the current Director’s terms will expire in May.  Those individuals are Paul Jeglum - Secretary, Marsha Tindall - Treasurer, and Penny Boeck - President. 

In addition, there are two positions open on the Architectural Review Committee (ARC).  After several years of service, the ARC received resignations from Cindy Petrini and Gary Henslee. Llew Kinst has volunteered and was voted to the Committee as an interim member until the formal election process.

The three Board positions and two ARC positions are scheduled for elections at the next Homeowner’s Meeting on May 22. The Nominating Committee will submit individuals for consideration and vote prior to the May 22nd meeting. Please contact Penny Boeck at (949) 683-8298 if you or someone you know are interested in a Board or ARC position.

River Easement

The Member Survey that was completed in August 2020 concluded that enough owners are interested in retaining the easement that the Board should move forward in creating a plan to upgrade the fencing and signage to minimize the number of people trespassing outside of the easement boundary.  Design and cost information will be presented at the April 13th Board of Directors Meeting.

Burn Restrictions

The Board is still tracking the activities of the Graeagle Fire Protection District in relation to possible new restrictions on residential burning in our fire district.  An owner proposal is pending for Valley Ranch to eliminate all residential burning, but the Board is also considering reducing the duration of the burn season as a compromise.  Once our fire district comes to a decision about the issue the Board will take further action if deemed necessary

Firewise Committee

Fire and related planning activity is relatively quiet for the Firewise Committee during the winter months.  Updates on fuel reduction projects and local planning efforts will be included at the next scheduled Board of Director’s Meeting on April 13, 2021.

The ARC and Firewise Committee continue to work with resource Chuck Bowman to develop updated fire safe guidelines for both developed and undeveloped lots.  These modifications would require changes to the Design Review Guidelines so plans will be developed to communicate, approve, and implement these important changes.

New Valley Ranch Website - Building Community!

We are excited to announce the upcoming changes to the Valley Ranch Website. Julia and Llew Kinst graciously volunteered to improve and update the website. The updated website will improve the ability to facilitate real time changes, share information, connect with the Board and committees, and interact with your neighbors!
